Timeshare Rental - How to Effectively Rent Yours
By Bruce Roberts

Trying to rent a timeshare can be a taxing experience for the inexperienced property owner. Whether it's trying to unload a fixed week or even rent off a flexible booking, finding reliable and responsible tenants is difficult at best. For tips on how to rent your timeshare, keep reading.

Go Through the Resort

Most resort timeshares allow you to list the available week through their rental services. In turn, they will advertise and rent the unit at their standard, weekly rent.

The benefit of this arrangement is a lot less hassle for you while the downside is that the resort will typically take a commission on the rental while still charging your annual maintenance fee.

Advertise Locally

Using your local newspaper classifieds and online classifieds sites like Craigslist, you can often find prospective guests willing to rent your timeshare. For optimal results, advertise both in your own local area and the local region where your timeshare is located.

If you're renting a fixed week, start advertising early as your pool of potential guests will be significantly smaller.

Go Online

Services like RedWeek.com are a great way to advertise and make available a timeshare week for minimal hassle. These websites allow you to post photos and details and typically cost between $10 and $30 per year.

Before you set a price, check for other comparable timeshare properties in the area. While you certainly want to make a return on your investment, you still need to remain competitive to do so.

Swap It

In lieu of renting your timeshare out to others, consider swapping it with another timeshare owner in another area. Companies like RCI (rci.com), Interval International and Dial An Exchange all can help you arrange a timeshare swap.

A timeshare exchange company will either charge an annual membership fee ($50-$200) or a fee for arranging a one-time exchange with another resort (typically $25 to $200).

Another alternative is the Timeshare User's Group (http://www.tug2.net), a timeshare owner-run user group dedicated to quality timeshare swaps without having to go through an exchange firm or your resort. TUG charges $15 a year and offers access to forums, listing rankings, reviews, and classified ads.

If you're trying to rent your timeshare this year, try going through your resort, advertising locally, advertising online or even swapping through a timeshare owner's exchange program. But remember, start your search as early as possible to avoid disappointment from too many people having already made prior vacation plans.
